Let’s take a closer look at how he’s designed this database building system:

First Time Buyers

His online classified ads take into account the type of person who is looking for a first home, their pain points, and where they’re typically at when they start looking.  Let’s look at some of the ad headlines he’s used for his Craig’s List ads for attracting these sorts of prospects:

This rep understands very well where most first time buyers are at.  They’re probably renting their home currently and fed up with throwing their money away and not building any equity in their home.  So they want to buy but can’t afford to pay much (if any) down payment.  They can afford a home in the $200,000-$300,000 range.

There are at least two reasons to keep changing your ads (both headlines and body) with each new ad.  The most important reason is Craig’s List is very sensitive to overposting.  If you try posting the exact same ad twice they will immediately recognize this, even if you’re posting the ad in a different area in a different city.  The other reason is some people (even your fellow reps) may flag your ads for overposting if they see too many of the same ad too frequently.  This will get your ads deleted quickly if enough people are flagging you.
