The ante has really been upped for real estate professionals in recent years. The near monopoly we once enjoyed with the MLS in our corner is long over. With consumers being empowered by the internet and technology in general and free online classifieds sites like Craig’s List becoming among the most popular sites in the world, an increasing number of people are trying to sell their homes privately. And succeeding.
Further, many brokerages are now offering their services a la carte such as listing a home on the local MLS for a low flat fee (often $500-$1000). So real estate professionals really need to build their marketing muscles these days. You really need to prove to listing prospects that you can deliver a level of marketing above and beyond what they can do on their own or what the MLS alone can do. Otherwise, how can you justify charging them a full commission?
So I’m elated to tell you about a great instance I recently found of a real estate professional who’s using tactics I’ve written about before on rapidly building your prospect email database. The best part is you can have few or no listings and still build your database like him. This rep’s tactics speak volumes about his ability to market a home that virtually no consumer can match without quitting their day job!
This is a Toronto based rep who is using free online classified ads on Craig’s List in tandem with squeeze pages and multiple websites including our Moneymaker website for real estate professionals. With these tools and his advertising strategy he is no doubt driving loads of traffic to his website on a daily basis and building his email prospect database by leaps and bounds all the time.
I liken this real estate rep to a large commercial fishing outfit. He knows what he wants to catch, and so he continually casts out specific types of nets in all the right places. Each net is designed for a specific type of fish he wants to catch. There’s no preferred season for him; he fishes all year.
One example of his ‘nets’ is how he goes after first time home buyers. He uses squeeze pages on the Real Estate For Sale section of the hugely popular online classifieds site Craig’s List. He baits his first time buyer hook by using various ad headlines that appeal to the wants and needs of typical first time home buyers.
