The whole point of having a real estate website is getting website visitors signing up for your mailing list. To get that your site needs lots of current information on your farm neighborhoods. When people see your site has lots of useful information for helping them buy a home in a neighborhood they’re looking at, and they see you update this information regularly, they’re apt to sign up for your mailing list so they can get this information regularly. This information will also help your website’s ranking in search engines like Google.
However, many, many real estate professionals’ sites neither have much useful information on their farm areas, nor is it current. Even if they did have this information, they often don’t have the required technical knowledge. Frankly, many real estate professionals don’t see the value in regularly updating their website.
The website Outside.in solves these problems. (more…)

For many people living and/or working in population dense parts of major cities, transportation means something completely different than for suburbanites. An associate of mine recently saw Rick Mercer, a well known Toronto journalist and comedian with his own TV show, someone presumably fairly well off, get on the subway and sit near him. Many urban core dwellers choose not to own a car partly because of the cost but also because they don’t really need one. They can find most anything they want by walking, by bicycle, or public transit if absolutely necessary.
So a growing consideration in real estate is an area’s “walkability”. In other words, how far do you have to walk to fulfill your various wants and needs? Some areas were designed for completely different purposes (eg. office buildings) and so they do little to accommodate the area’s residential buildings and those people’s needs. So having a high walkability rating can make a considerable difference in a property’s value. (more…)

The luxury real estate market has a special allure. You get to work with beautiful, high end homes, work and network with wealthy and influential people, and make higher commissions. But luxury listings need to be handled in a different way. These people have usually bought and sold several homes, so their needs are much different than first time buyers with modest budgets. These sellers are paying more (sometimes 10’s of thousands more), so you really need to justify your commission to them. Here are three things you need to remember when selling in the luxury home arena: (more…)

Many real estate professionals have been slow and reluctant in adopting the internet and new technology in general for their real estate business. Considering that 80% of people start looking for homes today with the internet, it’s high time you get on board with today’s internet technology. One reason is many, many real estate professionals are simply not using the internet well (if at all), and so by being current with today’s technology you win over your competitors by default. For instance, many real estate professionals don’t even look at their email regularly. So if you use a Blackberry you’re miles ahead of much of your competition. Here are the ways a Blackberry gives you a major edge over your competition. (more…)

When the internet began getting popular in the late 1990’s, tech fever reached a frenzy. A deluge of tech entrepreneurs and new companies began cropping up. These tech evangelists touted the glories of the internet while seeking vast amounts of venture capital funds for their start up companies.
The biggest problem is techies tend to be poor business people. For every 10 would-be tech entrepreneurs, you’d be lucky to find one with a sustainable business model and a decent business suit. All too often with techies it’s a matter of “technology for technology’s sake”. In other words, the technology is great, but there’s no real need or want in any marketplace for it. Even if there is a need, these techies aren’t likely to capitalize on it.
You’ve probably heard about the latest tech kid on the block, Twitter. Millions of people are now using it. So the question naturally arises: can Twitter help real estate professionals? If so, how? So in this article I’ll give you the basics of how Twitter works and suggest ways it can help real estate professionals. (more…)
