Due to lack of listings, many real estate professionals focus on being buyer representatives. But if you want real, lasting success as a real estate professional, your top priority must be becoming a listing agent. Here’s why.
When you have listings, you have many opportunities to market yourself and your brand along with the properties you’re selling. The sign in the lawn, MLS (the most search engine optimized real estate site in Canada), online classifieds sites, your website, and so on all give you and your brand plenty of exposure. It’s a snowball effect: the more listings you have, the more exposure you’ll have for yourself. The more exposure you have, the more sellers will think you’ll market their home more than your competitors, so you’ll get more listings, and so on. Being a buyer rep presents virtually no marketing opportunities.

With listings, you ultimately make a lot more per hour with your sales activities than when you’re representing buyers. This is because you spend your time much more effectively with sellers than with buyers.
When you focus on listings, you have greater control over your time. Appointments or open houses can be scheduled and take very predictable amounts of time to accomplish. A buyer may have you driving them around for an hour or an entire evening looking at homes on a moment’s notice. Every person who looks at your listing is a potential buyer, or knows someone who might be. A single buyer may take many hours of your time and never buy anything or refer anyone to you.
With greater effectiveness comes greater productivity. A listings focused real estate professional with a support staff can consistently handle fifteen to twenty five listings per month. Buyer reps can only properly service about eight buyers per month.
You’ll find any top producing real estate professional focuses on listings. They only work with buyers when they’ve sold a client’s home or from referrals. They don’t actively seek out buyers. The bottom line is this: if you have a listing, you have every buyer rep in your region working for you. If you’re a buyer rep, you’re competing with every buyer rep in your area for a relatively small number of listings.
