Great Ways Of Generating Leads Part 1

Leads don’t have to dry up once you get the listing. In fact, some of your best leads may come after you get the listing. Real estate is a service business, so giving top notch service to your current clients can itself generate lots of promising leads. So here are ways of giving high quality service and attracting leads at the same time thereby:
1. The For Sale Sign
Any new listing opens up a whole new realm of possible leads. For sale signs immediately attract interest. But how you handle the interest determines whether the sign will be a goldmine for leads or just something you must plant in the ground when you get a listing. Make sure you use the sign for mentioning important details (eg. swimming pool, newly renovated) or announcing updates (eg. Reduced, Open House).
It’s a good idea to include a little mailbox on the sign for fliers containing detailed information on the home. Make sure the mailbox is prominent enough so people driving by can see it. Have a big area on your sign devoted to your website address so people can lookup this listing when they get home.
Some real estate professionals register a website name for each of their listings (eg. www.123MainStreet.com). Your sign could read “For More Information on this home visit www.123MainStreet.com). It will be easier for them to remember this than your website’s name. It costs less than $10 nowadays to register a new domain and your sellers (along with prospects) will be impressed.
2. Just Listed Letters, E-Mails and Postcards
Use the rule of 40 for any listing. What I mean is contact 10 homes to the right of the listing, 10 homes to the left, and the 20 homes directly across the street. This is a great way of generating leads. It’s best to make these contacts before you put the for sale sign up. Personally visit these neighbours and use a statement like this:
“Hi there, I’m a real estate professional and I wanted you to be among the first knowing your neighbor are moving. I will be selling their home. I was wondering if you have any friends or family members that might be looking for a home in your area whom you would want as a neighbor?”
